Steven F. Venincasa — Limited Liability Corporations

Doing ones own due diligence is important to be well informed and knowledgeable.

We have done extensive background checks and discovered that on February 9, 2022, Steven F. Venincasa and James Venincasa (the “developers”) renamed Granuaile Homes, LLC to SJV Investments, LLC, the name of the limited liability corporation that Steven F. Venincasa and James Venincasa requested to enter a Chapter 40B Local Initiative Program (LIP) agreement with the Town of Millbury’s Board of Selectmen for a proposed 192-apartment development at 17 Rice Road in Millbury, Massachusetts. However, during negotiations with the Millbury Board of Selectmen, the developers decided to use another limited liability corporation formed on October 14, 2020, named Rice Pond Village, LLC.

Another limited liability corporation named Whitney Street Home Builders, LLC was used to submit the previously proposed project at 17 Rice Road in Millbury, Massachusetts for 52-condominium units, which during the public hearings before the Millbury Planning Board was scaled back to 46-condominium units, before it was ultimately denied on February 14, 2022, because the developer ignored and dismissed numerous public safety problems that exist and Steven F. Venincasa and James Venincasa failed to adhere to development regulations and requested waivers for as outlined in the denial decision.

Why does Steven F. Venincasa have so many limited liability corporations, most of which have the same business purpose in their corporate filings?

It should be noted that the project engineer for the previous and current proposed Rice Pond Village projects is Azimuth Land Design, LLC, a limited liability corporation exclusively owned by Steven F. Venincasa. Therefore, the project engineer is not an independent engineer or consultant, but rather is an employee of the developer.
